 Arboricultural reports for mortgage purposes

 There are large deciduous trees growing to the rear of the plot.  Whilst no associated damage was noted, trees can cause problems to structure and services on or within shrinkable subsoils’ . Extract from a Valuation for Mortgage Purposes.'

 The purchaser was fortunate in the above case that an Arboricultural Report was not requested.  Surveyors, rightly so, have concerns when trees are seen growing close to the property. Whilst many Valuations are limited inspections undertaken to enable the Lender to assess the property as a suitable security for the money they are lending, a surveyor will often report the location of trees on a property as a concern and request a separate report from an arboricultural specialist. 

 Trees can cause damage to properties and the presence of shrinkable clay soil is often considered to be a pre-cursor to damage although this is not necessarily so. In addition, other factors such as long branches overhanging a building can cause damage to gutters, brickwork and roof tiles.  High winds can leave trees unstable and vulnerable to falling over… and there are other scenarios that compromise the integrity of trees on properties.
